Before Listing Your Property
Plan on selling your property? Before you list, think of increasing your property value with these quick simple improvements.
Clean up & clear out!
Nothing drives away would-be buyers faster than clutter, icky grime, weird smells, and a messy home. The moment you decide to sell your property the process is to de-clutter and depersonalize as much as possible. Buyers will have a hard time imagining themselves in the home and offering you top dollar for your listing.
Spruce up the kitchen!
The kitchen is typically one of the most important rooms of any home, and it is important to have it in good shape before selling. But that doesn’t mean you should drop tens of thousands of dollars on a new kitchen. Make minor repairs that can lead to second looks for buyers—no leaky faucet, no loose fixture, no stove burn marks, up to date appliances and countertops, and new curtains for a fresh look . Think fully functional; think about a gentle spruce-up.
Freshen up the bath!
Buyers want and like to see that a home is clean and well-maintained, especially in the bathrooms. Just as stated above a gentle spruce up can go a long way. Like caulking the tub or re-grouting a tile floor, installing new bathroom fixtures, updating mirrors and lighting will make the space look brighter and more appealing.
Keep it neutral!
Going back to depersonalizing, flashy paint colors may draw away future buyers. A fresh coat of paint is the quickest way to transform all rooms. Most people do not have the vision of what a room could look like, and instead they walk away from pink, purple, or bright green rooms. Stick with whites, off-whites, and beige neutral palettes so buyers will be able to see themselves in the space.
Enhance the exterior!
As with your home’s interior, it’s also important to make minor repairs to the exterior. Start with a good power washing, paint touch-ups, repainting the entry door, new shrubs for curb appeal, and keeping the lawn well-manicured until you have a SOLD sign on your property.
These are just a few simple and cost effective ways of increasing your property value and enhancing the sell of your home.
